- Your money protected
The purchase price is held in lawyer escrow and released to the seller only after registration is approved. Release conditions are agreed in writing in advance and apply equally to both parties.
- Lawyer authorisation
We authorise the contract as lawyers and assume responsibility for its content. Land registration proceedings are generally faster and less likely to be suspended.
- Across Slovakia, including remotely
We handle the transfer without unnecessary travel: the agreed parts of communication can take place electronically and by post. Where an in-person meeting is required, we tell you in advance and arrange it in Košice.

Common questions from sellers and buyers

When do I become the owner of a property: on signing the agreement or on land registration?
You become the owner only when ownership is registered in the land registry, not when the agreement is signed. Signing creates contractual obligations only; the seller remains the owner until the registry’s decision. That is why the price should be paid through escrow, releasing funds only after registration, rather than paid to the seller before registration is permitted.

Part of our land is being expropriated for a road. What happens to compensation and encumbrances?
On the date the decision becomes final, ownership passes to the expropriating party and security rights, including enforcement and tax security rights, easements other than statutory easements, rights of pre-emption with proprietary effect and the land tenancy end. The Land Register deletes these rights. If you disagree with the compensation amount, you must bring a claim within 30 days of finality, and a missed deadline cannot be excused.

Which documents should we bring for a lawyer to authorise our agreement?
Bring two valid official photo identity documents, at least one being an identity card or passport. Under professional rules, one is normally insufficient. If you have no second physical document, alternatives include eID, qualified electronic identification or two identity witnesses. A representative also needs a power of attorney bearing an officially certified signature; authorisation does not replace that certification.
