16 or 24 tailored documents
The full itemised lists are below. No generic online templates: we tailor every document to your transactions, commission arrangements and agents' working practices.
-
Initial customisation included
A short conversation about your transactions replaces long questionnaires. We replace anything you do not need and add what is missing.
-
Updates to suit your choice
The system continuously monitors changes in the legislation and case law on which your documents depend. We update the whole package at the reduced monthly price of 100 € for Essential and 150 € for Premium, or selected documents for 10 € each per month.
-
Updates incorporated by a lawyer
A lawyer incorporates the change and saves the new wording to your folder with an explanation of what has changed and why. We archive old versions. Where a change requires a choice between several solutions, we put it to you for a decision.
-
Agreement authorisation at half the fee
With Premium and monitoring of the whole package, we charge half the fee for authorising a property transfer agreement on every transaction your agency handles. You see both the standard and reduced amounts before instructing us.

Deliverablea folder containing 16 or 24 estate agency documents tailored to your processes, which we keep up to date from just 100 € a month
24/7 updates to the whole package are available at the reduced price of 100 € a month for Essential and 150 € for Premium. Monitoring selected documents costs 10 € per document per month. We add documents beyond the package for an additional fee agreed in advance. Half-price agreement authorisation applies to Premium with monitoring of the whole package.
How it works
You know the contents and process. Choose the scope and order
- Choose a package and request an offerday 0
Choose the scope and submit a non-binding brief. Prices are fixed: 1 000 € for Essential and 1 500 € for Premium. Typically within 24 hours, we will send an offer stating the delivery date and terms, including the duration and termination of monthly updates. A contract is formed only once both parties confirm the terms in writing; submitting the form alone does not bind you.
- We tailor and deliver
After a short conversation about your transactions, we tailor every document in the package and save them in your shared folder with a clear structure.
- Updates run 24/7
The system continuously monitors the agreed scope of legislation, case law and practice. When something changes, it compares the change with the package and alerts the lawyer.
- The package stays up to date
A lawyer checks and incorporates the change, new wording appears in your folder and you receive a message explaining what has changed. Decisions that alter how the agency operates remain yours.
16 or 24 documents. Two clear prices.
The Essential package costs 1 000 € and Premium costs 1 500 €. Updates to the full package cost a discounted 100 € or 150 € per month. The Premium package includes lawyer authentication of contracts at half the standard fee.
Every estate agency needs the same basic set of documents. Most spend years assembling it from the internet and former colleagues. A reservation agreement from one template, an agency agreement from another, and no AML programme. It works until a client refuses to pay commission, withdraws from a reservation or an inspection arrives.
The estate agency documentation package addresses this as a product. Choose Essential with 16 transaction documents for 1 000 €, or Premium with 24 documents for 1 500 €. You receive them tailored to your agency’s needs, and we keep them current for 10 € per document per month. You do not need to know which documents an agency needs. That is our job.
Essential package: 16 transaction documents
No surprises after ordering. These are the complete contents of Essential.
Property sales
- Reservation agreement. Drafted so that the reservation fee stands up to consumer law scrutiny.
- Exclusive agency agreement. Exclusivity that can actually be defended.
- Non-exclusive agency agreement. For transactions where exclusivity is unavailable.
- Agreement to enter into a sale agreement. A bridge between reservation and purchase that binds both parties.
- Flat sale agreement. A basic template for transfers of individually owned flats.
- House and land sale agreement. A template for house and land transfers.
- Sale handover record. Meter readings, keys and property condition in writing.
Lettings
- Letting agency agreement. Letting commission without disputes over when it became due.
- Flat tenancy agreement. Including the short-term tenancy regime, where termination is more flexible.
- Non-residential premises lease. Offices, business premises and warehouses.
- Tenancy handover record. Starting and ending a tenancy without disagreements over the deposit.
Handover and consumer obligations
- Keys and documents receipt record. Key counts, codes and documents in writing, without disagreements on return.
- Inventory of movable items. An appendix for sales and lettings of furnished properties.
- Client GDPR privacy notice. Information duties towards sellers, buyers and tenants.
- Pre-contractual consumer information. Notices including withdrawal rights, without which recovering commission is difficult.
- Agency complaints procedure. A process for dissatisfied clients before inspectors become involved.
AML documents, agent agreements and commission protection are included in Premium.
Premium package: 24 documents protecting commission and the agency
Everything in Essential plus eight documents. They protect your commission, your agents and your agency in inspections. Premium also includes half-price agreement authorisation, explained below.
Commission protection
- Viewing record. The prospect’s signature confirming they viewed the property through you. Key evidence of your commission entitlement if the client tries to bypass you.
- Owner’s power of attorney for the agency. For negotiations, receiving documents and signing reservation agreements on the owner’s behalf.
- Agency agreement addendum. Change the price or extend exclusivity without signing a new agreement.
- Purchase agency agreement. Where the agency finds a property for a buyer, rather than a buyer for an owner. Commission from the other side of the transaction too.
Agency protection
- Cooperation agreement with an agent. The relationship between the agency and a self-employed agent, commission and departure.
- Agent confidentiality agreement. The client database and ongoing transactions stay with the agency.
- Internal AML programme. The obliged entity document inspectors request first.
- AML client identification record. A form agents can actually use to complete identification.
What it costs
Essential costs 1 000 € and Premium 1 500 € as a one-off payment, including customisation for your agency. Prices are final.
Updates to the whole package have a reduced price: 100 € a month for Essential and 150 € a month for Premium. If you want only selected documents monitored, the unit rate is 10 € per document per month, so the whole package is worthwhile from ten documents. You can expand or reduce the scope at any time.
Your decision is not permanent: you can upgrade from Essential to Premium at any time by paying the 500 € difference.
Agreement authorisation at half the fee
With Premium and monitoring of the whole package, we charge half the fee for authorising a property transfer agreement. On every agency transaction, not once a year.
An authorised agreement is more than an extra stamp. A lawyer drafts it, assesses it and establishes the parties’ identities, so certification of the transferor’s signature is unnecessary and the Land Register reviews it on narrower grounds and within a shorter period. For the agency, this means faster registration and fewer transactions held up by formal errors. See authorisation of a property transfer agreement for details.
How it works: on every transaction, we tell you our standard authorisation fee and the half-price amount you will pay, so you have both figures before instructing us. The discount applies while Premium with whole-package monitoring is active. With Essential or monitoring of selected documents, we charge the standard authorisation fee.
Do not confuse this with corporate document authorisation, which applies from 17. 8. 2026 under the new Commercial Register Act. That is a different mechanism taking effect in relation to the Commercial Register; your transactions concern the first type.
Ongoing document updates
Online templates start ageing the day you download them. This package does not. It runs on the same system as our flagship contract monitoring service: the system continuously monitors changes in legislation, case law and practice, and a lawyer checks and incorporates every relevant finding. Your folder therefore always contains wording ready to use, without you having to initiate the work.
-
The system monitors changes 24/7
It identifies a legislative change, court decision or change in practice that may affect documents in your package.
-
It connects the change to a specific document
The system identifies the document affected, compares its current wording and prepares a proposed amendment.
finds the document→compares wording→prepares a proposal -
A lawyer checks the impact and new wording
A lawyer reviews every alert before it is delivered to you. If a choice between several solutions is needed, we explain them to you first.
-
We save the updated document to your folder
You receive the new wording and a short explanation of what changed. The previous version remains archived.
current wordingchange reportversion history
You do not have to remember your documentation. The cycle continues, and the monthly overview shows what was checked.
A folder, not another software tool
The result is not a licence or a new tool to implement and operate. The package sits in your shared folder with a clear structure and version history. Agents take the current wording from it for every transaction without having to ask whether it is still valid.
What the package is not
It is not a legal service for your clients’ specific transactions. The package does not replace transaction-specific sale agreements, authorisation, lawyer escrow of the purchase price or Land Register applications. When those are needed, documentation in order is the best starting point, and we follow on with a separate service.
What clients ask
You have the key information. Go to the order
We also operate in Czechia. Will one package cover that?
No. One package covers one country. You can buy a Czech package separately for the same price; we can then update both sets from one firm. Our lawyer is registered with both the Slovak and Czech Bar Associations. Half-price agreement authorisation applies to the Slovak package, as lawyer authorisation is a Slovak legal mechanism.
Which documents does the package contain?
Every document is listed by name on this page, from reservation and agency agreements through tenancy agreements and records to an AML programme and complaints procedure. You are buying specific contents, not a promise.
How do Essential and Premium differ?
Essential contains 16 documents for ordinary transactions, from reservation agreements to handover records and consumer information. Premium adds eight documents protecting your commission and the agency itself: a viewing record proving the prospect came through you, an owner's power of attorney, an addendum, a purchase agency agreement, agent agreements and AML documents for obliged entities. You can upgrade from Essential to Premium at any time by paying the 500 € difference. Premium also offers agreement authorisation at half the fee if monitoring covers your whole package.
Our agency does not need some of these. What then?
At the initial conversation, we discuss which documents you will use. By agreement, we can replace an unnecessary document with one missing from your agency's basic set. The full package price stays the same: you are buying the whole set.
Can I activate updates for only some documents?
Yes. Updates to selected documents cost 10 € per document per month, and you choose which ones. However, the whole package has a reduced price of 100 € a month for Essential and 150 € for Premium, so monitoring everything is worthwhile from ten documents. You can expand or reduce the scope at any time.
Does this mean the documents will always be up to date?
Updates operate within the scope of documents and legislation agreed in writing; we do not promise to monitor all law. We combine automated monitoring, lawyer review of every output and regular package reviews so that a document does not become outdated simply because nobody remembered it.
Do I have to approve every update?
No — that is the point of the package. A lawyer incorporates routine legislative updates, new wording appears in your folder and you receive a message explaining what changed and why. We only refer changes that alter how the agency operates to you for a decision, such as the reservation fee or the exclusivity period.
Do we have to introduce new software?
No. The documents sit in your shared folder, for example on Google Drive or SharePoint, and we maintain it. Agents do not need to install anything and you do not need to check another tool's outputs.
Why is the AML programme in Premium?
Estate agencies are obliged entities under anti-money laundering rules, so inspectors do actually request your internal AML programme and client identification record. Yet most agencies keep versions from years ago in a drawer. Both documents are included in Premium and kept current through updates; Essential does not include AML documents.
What does the package not cover?
Your clients' specific transactions. The package does not replace transaction-specific sale agreements, authorisation, lawyer escrow of the purchase price or Land Register registration. These are separate services that follow naturally from the package. It does not cover representation in disputes either.
We already have templates. Is the package worthwhile for us?
Yes — onboarding is often quickest in that situation. We review your existing templates, include those that work and add only what is missing. The package's value is that it no longer depends on someone remembering it.
How does half-price authorisation work?
It applies to Premium where monitoring also covers your whole package. On every agency transaction, we tell you our standard fee for authorising the property transfer agreement and the half-price amount you will pay, so you have both figures before instructing us. The discount applies while Premium and whole-package monitoring remain active. With Essential or monitoring of selected documents, we charge the standard authorisation fee.
Is this the same authorisation that applies from 17. 8. 2026?
No, these are two different legal mechanisms. This is authorisation of a property transfer agreement under § 1a of the Legal Profession Act, which already exists and takes effect in relation to the Land Register. Corporate document authorisation applies from 17. 8. 2026 under the new Commercial Register Act and takes effect in relation to the Commercial Register. Your transactions concern the first type.
How much does the package cost?
Essential costs 1 000 € and Premium 1 500 € as a one-off payment, including customisation for your agency. Updates to the whole package have a reduced price of 100 € a month for Essential and 150 € for Premium; monitoring selected documents costs 10 € each per month. Prices are final.
Legal Q&A
Common questions on this topic
-
The client bought the property after the estate agency agreement ended. Is commission still payable?
Usually yes, if the estate agency introduced the buyer. The Commercial Code expressly states that concluding the brokered agreement after the agency agreement has ended does not prevent commission becoming due. For a consumer client, the Civil Code awards remuneration where the result was achieved through the intermediary’s efforts. Causation matters, rather than the calendar date, and the agency must prove it. No commission is payable where the client found the buyer independently without the agency’s involvement.
Read the answer -
What information must an estate agency give a client before an agency agreement is signed?
Where the client is a consumer, the estate agency must state clearly before signing what service it provides, who it is, how much the commission will be or how it is calculated, for how long the agreement is concluded and how it can be brought to an end. Where the agreement is signed at a viewing, at the client’s home or at a distance, further information is required, including instructions on withdrawal and a model form, and all the information given becomes part of the agreement. In every case, it is the agency that must prove the client received it.

Our agents work as self-employed contractors. Does the estate agency risk a penalty for illegal employment?
Cooperation between an estate agency and agents who are self-employed is lawful if the agent works independently. What matters is how the relationship actually operates: if the agent works in a subordinate position, personally, on the agency’s instructions and in its name, the work is dependent work, and dependent work cannot be performed under a commercial contract. The agency then risks a fine for illegal employment from EUR 4,000, or at least EUR 8,000 where two or more people are concerned at the same time, up to EUR 200,000.
